ARCHITECTURAL DESIGN PROCESS
PHASE I – DESIGN DISCUSSION
We kick things off with a deep-dive discussion to understand your vision, needs, and inspirations. By gathering important details, including the certified land layout, we develop an accurate building area estimate that aligns with your dream project.
PAHSE II – DESIGN CONCEPT PROPOSAL (PRE-DESIGN)
After our initial discussion and site survey, we present the first glimpse of your future space. This includes a preliminary layout sketch, a facade concept (the external look of your building), and a mood board to capture the aesthetic vibe. This concept phase takes about 7 working days and begins once the Letter of Intent is paid.
PHASE III – DESIGN COST PROPOSAL
After you approve the initial concept, we provide a transparent, final design proposal with a clear breakdown of the total design costs. This ensures you know exactly what to expect with no hidden cost.
PHASE IV DESIGN DEVELOPMENT
Here, we bring your project into sharper focus. We refine the design in detail and create realistic 3D renderings to help you envision the final look. This phase begins once the term I payment is made, and we offer up to three minor revisions to perfect every detail according to your preferences.
PHASE V – DESIGN FINALIZATION
In this phase, we compile all the essential technical details, creating a comprehensive shop drawing covering structural, architectural, and MEP (Mechanical, Electrical, and Plumbing) specifics. These plans serve as the blueprint for construction and bring your design into full focus.
PHASE VI – BILL OF QUANTITIES (BOQ) PREPARATION
Based on the finalized design and material specifications, we calculate a detailed BoQ. This includes all the materials, quantities, and estimated costs needed to bring your project to life. This gives you a clear understanding of the resources required for construction.
PHASE VII – FINAL DESIGN SUBMISSION
Once the final payment is made, we deliver the complete design package (3D exterior concepts, 3-5 exterior render view, 2D architectural shop drawing, and MEP) and BoQ. This includes every plan and specification, setting you up for a seamless construction journey.
